Represented Sellers | Sold Home in Temecula California Closed August 2016

Realtor Michael Marchena was able to sell this home located in Temecula California for $525K which was the original list price that Realtor Michael Marchena had advised the sellers to list the home for, but unfortunatly the sellers interviewed another Real Estate agent, and that agent told the sellers that the home could be sold for $550K, which was way to hight for the areas, so the sellers decided to use Realtor Michael Marchena as their Realtor, but took the listing price advice of the other agent, so after being on the market for over 40 days and no offer, due to the price being to high for the area the sellers finally asked Realtor Michael Marchena what they needed to do to sell their home, so Michael advised them to bring the price down closer to the original list price that he had suggested originally of $525K, so they lowered the price to $530K and finally got a few offers, but of course they were low ball offers since the home had been on the market for over 30 days this is normal, but Realtor Michael Marchena went to work and used his negotiating skills to get the offers form $510K up to the original suggested list price of $525K

This seller had listed their house with another agent and had it on the market for 60 days with hardly any activity and nothing but a few low ball offers. This home was on the market for seven days before going into escrow we had the home priced at $388,850 and got an offer for $400K, but unfortunately we had an appraisal done by an appraiser that did not know how to accurately value a home, and after my lender and I fought with he VA for almost a month the VA decided they would not make any adjustments to the appraisal even though we had tons of documentation to support the home was easily worth $400K, so at the end the seller still got a little above list price with the appraised value of $390k, but I still feel that my seller was robbed by the appraisal. My pricing up until this issue has never been off, so sometimes it really depends on if you get the right appraiser, but in any case the seller was still happy with my services, but was not happy about the appraisal.  You can read the buyers testimonial here. This home was listed in September 2015 right when things start to cool down in the real estate market, so I did inform the seller that the home may sit a while and due to high special assessments we may have to do some negotiations.
